From the Zaga Urban studio — how we build commercial office buildings in Bangalore, told through one of our projects.

In a city that runs on offices, a commercial building is judged on a simple question: how much usable, leasable, efficient space can it deliver, and how quickly can tenants move in? When developers and businesses approach us for commercial office construction in Bangalore, the conversation is about efficiency ratios, parking, services, compliance and speed to occupation. The clearest way to explain our approach is through a real project — the Axis Corporate block, a commercial office building we designed and built in Bangalore.

What makes a great commercial office building

The value of an office building is in its numbers: a high efficiency ratio (usable area to built-up area), generous floor plates that tenants can plan freely, reliable power and HVAC, fast lifts, adequate parking, and clean compliance so the occupancy certificate arrives on time. Add good light, a strong entrance and energy efficiency, and the building leases faster and holds value. A commercial block that wastes area or stumbles on approvals loses money every month it sits empty.

The brief: a leasable corporate office block

Our client, a commercial developer we will keep anonymous, wanted a multi-storey office building with efficient floor plates, ample parking and the services corporate tenants expect — built to a tight programme so leasing could begin as early as possible.

Project snapshot

How we built the Axis Corporate block: step by step

Phase 1 — Feasibility, efficiency and approvals (Months 1–3)

We optimised the floor plate for maximum usable area and minimum wasted core, fixed the parking strategy to meet bye-law norms, and started the building plan sanction, fire NOC and other approvals. The efficiency decisions made here determine the building’s economics for its whole life.

Phase 2 — Foundations and parking structure (Months 3–8)

We built the foundation and the basement or podium parking — often the most complex and time-consuming part of an urban office building. Getting parking right is essential, because under-parked offices are hard to lease.

Phase 3 — Superstructure and floor plates (Months 8–13)

The RCC frame and office floors rose with column positions optimised for free tenant planning. We built the services core — lifts, staircases, shafts — to move people and services efficiently without eating into leasable area.

Phase 4 — Services, faade and core finishes (Months 13–17)

HVAC, electrical, fire-fighting, plumbing, the building faade and the lobby and common-area finishes were completed here. We deliver a well-finished warm shell so tenants can fit out their floors quickly — speed to occupation is money for a developer.

Phase 5 — OC, compliance and handover (Month 18)

We completed the occupancy-certificate process, fire and statutory clearances, commissioned the systems and handed over a building ready to lease and occupy.

Efficiency, parking and compliance: where offices win or lose

The best office building construction is quietly commercial. A few percent more efficiency across many floors is a large rent difference; adequate parking decides whether good tenants sign; and a clean occupancy certificate is the difference between leasing on schedule and a finished building sitting idle. We design all three to win, because an office building is a financial instrument as much as a structure.

What drives the cost of an office building?

Cost turns on the number of floors and the parking solution (basements are expensive), the faade and services specification, the lift and HVAC strategy, and the level of common-area finish. We model the build against the leasable area and target rent so the investment is grounded in returns, not guesswork.

Common mistakes in office construction — and how we avoid them

The avoidable errors: inefficient floor plates that waste leasable area; under-parking that deters tenants; under-specified services that corporate tenants reject; and treating the OC as an afterthought, leaving a finished building unoccupiable. We optimise efficiency, parking, services and compliance from feasibility.

What it costs to build a commercial office in Bangalore

Office building cost depends on the grade of finish, faade, services and the parking solution. As an indicative guide:

Specification Indicative cost (₹/sq ft, built-up) Typically includes
Warm shell ₹1,800 – 2,600 Structure, faade, core and basic services — ready for tenant fit-out
Higher-grade / fitted ₹2,800 – 3,800 Premium faade, full HVAC, finished lobby and common areas

Basement parking is a significant additional cost and is priced per the site.

Frequently asked questions about commercial office construction

How long does it take to build an office building? A multi-storey block like Axis takes roughly 16 to 20 months, with basement parking often the longest single element.

What efficiency ratio should an office target? The higher the usable-to-built-up ratio, the better the economics; we optimise the core and floor plate to maximise it.

Do you handle the occupancy certificate? Yes — OC, fire NOC and statutory clearances are part of our turnkey delivery.

Do you also do the interior fit-out? Yes — we can deliver tenant fit-outs as well as the base building.
