A practical companion to our main guide on building a thotti mane courtyard house.
The question we hear most often is simple: can a thotti mane fit on a 30×40 site? Yes — and it is one of the best things you can do with a 1,200 sq ft plot in Bangalore or Mangalore, because the courtyard gives a narrow house light and air that no window on a 30 ft frontage ever could. This page walks through the plan we use most, what it costs, how long it takes, and the trade-offs. (You will also see it searched as totti mane, thoti mane or toti mane plan — same house.)
Bangalore setbacks on a 30×40 leave roughly 24×34 ft of buildable footprint (about 800 sq ft per floor). We build G+1 and sometimes G+2.
A four-sided Mangalore-tile roof pitched at 30–35° drains both outward to the eaves and inward to the court, which is why the drainage is designed at foundation stage. A flat RCC terrace over part of the first floor is an option if you want a terrace garden or solar.
| Built-up area | 1,600–1,900 sq ft (G+1); 2,300–2,600 sq ft (G+2) |
| Walls | Laterite blocks 9 in, lime-cement mortar; or wire-cut brick with laterite cladding where laterite is costly to transport |
| Columns | Seasoned teak or jackwood, 8×8 in, on granite bases |
| Roof | Teak truss, Mangalore tiles over a waterproof underlay; 1 m eaves |
| Floor | Red oxide or Athangudi-style cement tiles; granite in the court |
| Ceiling height | 11 ft ground, 10 ft first |
| Rainwater | Courtyard and roof to a 5,000–10,000 litre sump |
| Finish level | Rate | G+1 (1,750 sq ft) |
|---|---|---|
| Laterite and standard timber | ₹2,600–3,400 / sq ft | ₹45–60 lakh |
| Premium heritage craftsmanship | ₹3,600–5,200 / sq ft | ₹63–91 lakh |
What moves the number: the grade and source of laterite and timber, carving on columns and doors, bathroom and kitchen finishes, and soil conditions. These are design-and-build prices including architecture, structural engineering and project management under one contract. About 12–14 months from first meeting to handover: one month for brief and design, one for approvals, two for foundation and courtyard drainage, three for laterite walls and columns, two for roof and tiling, three for services and finishes, and a month of snagging and handover.
We designed and built a full thotti mane in Mangalore from laterite and timber — read how we built it, phase by phase — and the courtyard house is one of 28 traditional styles we build across India (see the full state-by-state guide). Architects, engineers and site teams work under one roof, so the courtyard drainage, roof geometry and timber seasoning are decided once and built as drawn. A 6×6 ft light-court works on 20×30, but the full courtyard experience starts at 30×40.
Yes, trucked from the coast or from the Malnad belt; it adds a little to cost, which is why we sometimes use laterite cladding on brick in Bangalore.
With a retractable polycarbonate or glass roof, yes — many city clients choose this for the monsoon while keeping the stack-effect ventilation through louvres.
